Most agents misread the moment a client tells them they are going with someone else. They treat it as the end. In reality, how you handle that exact moment often decides whether you ever hear from that person again. I lost a deal to a discount broker five years ago, and the way I chose to respond turned into four transactions and a stream of referrals.
It started as a buyer consultation, sent to me through a referral. We scheduled it quickly, I showed up, and I gave everything I had: generous with the knowledge, straight with the advice, a genuinely good conversation. I hung up certain it was a done deal. A couple of days later, the client, I will call him John, messaged to thank me. He told me I was worth every bit of my full commission, and then explained they were going with a discount broker for the rebate. They had already written a contract. They were under contract as he told me.
Being gracious when you lose is a decision, not a feeling. I had a choice in that moment. I could have answered short, or cold, or a little bitter. Instead I told him, and meant it, that I was grateful for the conversation and hoped we would cross paths again. I will be honest that internally I was rolling my eyes, because he was calling me worth it while walking out the door. The tone I gave him, though, was entirely positive and straightforward. Anyone can be generous in victory. The actual skill is being generous when you have just lost, because that is the version people remember.
The move almost nobody makes is telling people how to refer you. He had just complimented me. He said I was good and worth it. So rather than let that be a pleasant, empty sentiment, I handed him the mechanics. I told him precisely how to send someone my way: a quick group text, a group email, a direct introduction. I made referring me easy and specific in the exact moment he felt grateful. Most agents let that moment pass. They say thank you and hang up. I planted a seed and told it how to grow.
Staying in touch is what keeps the seed alive. I kept him on my newsletter and mailing list, so I never fully disappeared. About six months later, a group text arrived: meet my girlfriend, she wants to buy her first place. I ran the consult, signed her, and we were shopping within a week, at a price point nearly double his. Two or three years after that, their relationship advanced and they decided to move in together, which meant selling her place, selling his, and buying a new one as a couple. The consultation I was sure I had lost became four transactions, alongside a steady flow of referrals, and they became VIP clients.
A client is not a transaction. A client is a life cycle. That is the real lesson, and it is a skill rather than luck. Get better at your consultations and give away genuine value inside them. Be gracious, especially when you lose. Follow up in a way that keeps you aware of what people are actually doing over time. First homes become upgrades, upgrades become moves, moves become referrals to everyone a person knows. When you show up the right way and stay present, you are not chasing a single deal.
