Social media is now the number one source of quality leads for Realtors.

The National Association of Realtors just released a survey confirming what we see in our business every single day. Social media has officially surpassed CRMs, MLS portals, and paid ads as the top source of quality leads. But here’s what’s interesting: most agents are already on social media. They’re posting. They’re showing up. But they’re not seeing leads come through in any meaningful way.

So something isn’t connecting. And honestly, it comes down to one thing: what are you actually posting?

We used to do the same thing. Post whatever we could, whenever we remembered, and hope it would make a difference. Spray and pray. Then we started paying attention to the agents who were actually getting leads from social media. Every post they made had a purpose. It connected with people, offered something useful, and showed off their expertise and unique value proposition. That’s when it clicked.

We’ve spent a lot of time researching and testing what actually works, and today we’re sharing the four types of content that generate real business.

1. Share educational content that actually helps people.

Your followers want useful information, not a sales pitch. Posting tips on buying or selling, market updates, mortgage trends, staging advice, and little insights that make the process easier goes a really long way. When you help people understand the process, you show your expertise and earn their trust before they ever pick up the phone.

This is the content that positions you as a resource, not just another agent in their feed.

2. Showcase your listings and success stories.

Showing what you’ve been up to is a good thing, but you need to do more than just post a for-sale sign or tell people what you did. Highlight what makes each property unique. Use the power of storytelling. Show the behind-the-scenes shots. Do a quick mini tour. Even better, share the impactful stories from past clients you had the pleasure of working with.

Did a family just find their dream home? Post that story. Did clients connect with their neighbors and fall in love with their new community? Share that too. People connect with emotion, and that emotion builds trust in your ability to get results.

3. Engage with your audience.

Treat social media as an avenue for conversation, not just a megaphone to broadcast the cool things you’ve done. Talk with your followers, not at them. Ask questions. Reply to comments. Run polls. Show your personality. People want to know who you are. They want to work with someone they know, like, and trust.

Share local events, market trends, or even a day in the life of what you do as an agent. The goal is to build connection, not just post pretty photos and show the fun parts.

4. Highlight your local expertise.

This is where you separate yourself from every other agent online. Position yourself as the local expert, because who knows your neighborhood better than you? Share posts about the neighborhoods you work in. Talk about school systems, what it’s like to live there, restaurants, hidden gems, things that people wouldn’t know unless they were embedded in the community the way you are.

Buyers aren’t just buying a home. They’re buying a lifestyle. When you’re the bridge that connects them to the real estate, the lifestyle, and the wealth-building potential of a neighborhood, you go even further than just selling a house. Show them you know your market inside and out.

Social media is a tool, but how you use it really matters.

If you’re not sure what to post, start with what your audience will find useful. Stop spraying and praying. Be intentional with every post. Every piece of content should either educate, build trust, start a conversation, or showcase your local knowledge. When you do that consistently, the leads follow.
